Holladay Venture Celebrates Grand Opening of Mixed Use Development

Holladay Ventures, a local leader in affordable housing developments, celebrated the grand opening of the 20.75-acre Stone Bridge Lofts, a mixed-use community with 311 affordably-priced units and 11,200 square feet of commercial space on downtown Goodlettsville’s thriving Main St.

Through collaborative funding efforts and community support, this development
addresses the Nashville area’s ever-growing need for quality affordable housing.
“We are thrilled to officially open Stone Bridge Lofts—a place for community
members to live, work and thrive,” said Evan Holladay, founder and CEO of Holladay
Ventures. “As the first multi-family development of this scale in the area, Stone
Bridge Lofts stands as a beacon of community growth, resident empowerment,
affordable living and sustainability in Goodlettsville.”

Local officials and community leaders, including Nashville Mayor Freddie O’Connell,
attended the ribbon-cutting ceremony. The ceremony showcased the one-, two- and
three-bedroom apartment offerings, the 5,600-square-foot solar-powered clubhouse
and leasable commercial space with room for up to eight commercial tenants, the
first of which is a nail salon.

“The Stone Bridge Lofts development shows what we can do when we harness our
collective energy to implement affordable, accessible housing solutions in Nashville,”
said Mayor Freddie O’Connell. “This development is a great example of the
collaboration called for in our Unified Housing Strategy, with developers, employers,
financial institutions, philanthropists, communities and government working together
to deliver safe, stable, affordable homes for hundreds of Nashvillians.”
Stone Bridge Lofts received almost $32 million from Amazon’s housing fund to create
its affordably priced housing. This is Amazon’s first investment in Goodlettsville, a
suburb of Nashville, with a private developer.

Brown, Amazon’s Public Policy manager in Nashville. “With nearby bus lines and
community enrichment initiatives, Stone Bridge Lofts connects residents to
opportunities throughout the region while fostering a sense of community. We’re
grateful to Holladay Ventures for their commitment to creating high-quality affordable
housing.”

Holladay Ventures also received significant support from German American Bank and
the National Equity Fund. The development has widespread backing from the Planning
Commission and City Commissioners of the City of Goodlettsville, tax credit and bond
funding from the Tennessee Housing Development Agency and HOME funding and
PILOT financing from the Metropolitan Development and Housing Agency with
approval from Metro Council.

With nearby bus lines leading to downtown Nashville, Stone Bridge Lofts offers
residents convenient city access. To provide opportunities for long-term success,
Stone Bridge Lofts offers education, job training and community enrichment
initiatives. This programming will include financial literacy and digital skill workshops
and mentorship opportunities with local business leaders, promoting resident
empowerment and the pursuit of personal and professional growth.

All buildings in the Stone Bridge Lofts development, including each apartment unit,
are ENERGY STAR certified with energy-efficient windows, appliances and water
fixtures. Holladay Ventures partnered with Lightwave Solar to design and engineer the
clubhouse’s 15-kW roof solar array. Lightwave Solar has served Nashville and
surrounding areas for almost 20 years with residential, commercial and O&M services.
The clubhouse is equipped with three Tesla Powerwall batteries used to store energy
during the day and power the clubhouse in the evening, creating a 100% solar-
powered building. This space serves as a “resiliency hub” for residents to gather
safely during extreme weather events. Stone Bridge Lofts also features a solar
education center where the community can observe the roof’s solar power generation
in real-time as it’s stored in the Tesla batteries. Landscaping throughout the development features native plant species to reduce the water needed to maintain its beauty and support stormwater management, highlighting the community’s emphasis
on sustainability.

With rent starting at $1,218/month, Stone Bridge Lofts apartment housing is for
individuals and families earning 60 percent of the area median income (AMI), ensuring
that the neighborhood remains inclusive and accessible. In addition to the 5,600-
square-foot clubhouse featuring a fully equipped gym, co-working space,
complimentary internet and more, residents can enjoy outdoor amenities such as a
resort-style swimming pool, playground, dog park, and walking path.
